TONIGHT: Wayzata City Council Scheduled to Decide on Changes to Bay Center Plans

Revisions to $157-million development project will be discussed and voted on tonight.

What are your general thoughts about the Bay Center? How about the proposed changes to the project's timeline and chronology? We want to hear from you. Sound off in the comments section below.

Wayzata city council members will discuss proposed changes to the Bay Center Development project at tonight's meeting and are expected to vote on whether to adjust construction timelines and other requested revisions.

Presbyterian Homes, the project's developer, has petitioned the city to de-certify a Tax Increment Financing District (TIF) originally designated in 2009 and create a new TIF District for the multi-phased project.

Citing drastic changes in the economy that have resulted in a decreased demand for condominiums and retail space, Presbyterian Homes is requesting to adjust upward the amount of senior housing space, as well as chronology and pace at which buildings are constructed.

When completed, the Bay Center Development Project will include offices, retail space, a 65,000-square foot hotel and and a mix of general and senior housing units. A variety of sidewalk improvements, stormwater management enhancements, parking and public spaces are tied into the project as well.

Originally scheduled to begin over the summer, proposed revisions to the project's construction timeline would push ground breaking on the first phase of development until June of 2012. Deomolition would begin this December of existing structures on the site.

All of the businesses previously located in the Bay Center have either relocated or ceased operation.

A graphic showing the total cost breakdown for the $157-million project, as provided by the City of Wayzata, is attached to this posting.
